Like many communities in Alberta, Coaldale is experiencing significant growth, particularly in new residences. Currently, we have four developments in our community, Cottonwood Estates, Parkside Acres, Waterfront Harbour and Station Grounds Mobile Home Park. If you are a developer we encourage your interest in our community and if your interest is in commercial or industrial development Coaldale is open for business!

Area Overview

The enterprising Town of Coaldale is located 12 kilometres east of Lethbridge in sunny
Alberta.

Coaldale is ideally situated on a major transportation corridor linking western Canada to
the British Columbia coast. The Crowsnest Highway #3 runs through the community as
does the main Canadian Pacific railway line, linking Medicine Hat to the City of
Vancouver.

Since Coaldale's early years of existence, agriculture has been a major force in the
town's economy, and it still is today. However, the town has become more diversified in
the types of industries and businesses located there.
 

Location

Located in the heart of southern Alberta, Coaldale is ideally situated between three metropolitan communities, Lethbridge, Medicine Hat and Calgary.  Rail lines, quality highways and an efficient airport nearby connect Coaldale to Canada’s east and west coasts.

Economic Base

Agriculture is the major economic base of the community. Agriculture resources available
locally are grains, livestock, hay, vegetables, sugar beets, honey and potatoes.

Coaldale also has a small but very successful group of manufacturers. Manufactured
products include truck bodies, aluminum windows and doors, kitchen cupboards,
processed meats, chemical applicators, rod weeders, ornamental iron products, metal
fabricators and bos sod.

About the South Central Alberta Region:

  • Approximately two-thirds or the population is between the age of 15 and 64 (Statistics Canada, Census 2006).
  • The average age of a person residing in the SouthGrow region is 34.9 years old (2004).
  • Amongst 18 Canadian jurisdictions studied in a 2008 KPMG Competitive Alternatives Study, Lethbridge ranked in the top five for low cost of doing business.
  • The SouthGrow region consists of 18,604.5 square kilometers of land area (Statistics Canada).
  • SouthGrow has a well-established agriculture economy.  There are over 1 million acres of irrigated farm lands in the region.
  • The SouthGrow region enjoys 2,073 million dollars worth of gross farm receipts (Census of Agriculture, 2001).
  • There are nearly 233,000 sq ft of area under greenhouse production (Census of Agriculture, 2001).
  • Large greenhouse and field vegetable production providing a base for processing operations.  The region produces 61% of Alberta’s vegetable crop (Census of Agriculture, 2001).
  • The region produces about 25% of Alberta’s food and manufacturing products.
  • The region has nearly 14 percent of the cattle production, over 15 percent of the provincial pig population, and over 16 percent of the hen and chicken population in the province. (Census of Agriculture, 2001).
  • Strong food processing activities in meat, potatoes, canola, seed cleaning and small scale value added developments.
  • The region is strategically located on the North South International Trade Corridor (CANAMEX Highway) and is close to the United States border.
  • The region has Alberta’s only 24 hour Port of Entry in Alberta is the Coutts/Sweetgrass Border Crossing.
  • Strong tourism sector attracting 550,000 visitors annually.
  • The region is home to the Southern Alberta Alternative Energy Partnership (SAAEP), a partnership of 37 municipalities in south central and south western Alberta that facilitates the development of alternate energy systems and attracts corresponding businesses.
  • The SouthGrow region is home to key research, innovation and education centres including the University of Lethbridge, Lethbridge College, Agriculture and Agri-Food Canada (AAFC) Research Centre, and Alberta Agriculture and Rural Development.

The Town of Coaldale obtains its treated water from the City of Lethbridge via the
Lethbridge Regional Water Services Commission pipeline which was constructed in 2002.
The water distribution system consists of 48 km of various sizes of water main.

Waste Management:

The Town of Coaldale's Sewer System consists of 33 km of various pipeline sizes.
Sewage enters into a sewer lift station and from there it gets pumped into a treatment
facility. After being treated, the effluent is then used for irrigation purposes or is
pumped into the river which is located 8 miles north of the Town limits.

Garbage for industrial and commercial users is collected twice weekly. Residential
garbage is collected weekly.

There are 4 full-time employees, 28 volunteers, 2 ambulances, 3 pumpers, 1 rescue van
and 2 command vehicles, 1 mini pumper, ice rescue team and 911 emergency service.

protection. There are 122+ regular members, 8 of which are assigned full time to

Coaldale is located in the centre of "Sunny Southern Alberta" and is able to enjoy the
